2010 Annual Membership Meeting & Summer Party

Property Values

In keeping with our responsibility as your Board of Directors, we wanted to let you know that we are most interested in seeing that the homes in our neighborhood continue to remain of high quality and that their values are protected.  We believe that we are all aware of the downturn in real estate in the country and we know that we are all interested in maintaining the highest value of our homes in the village.

 

With that in mind we would like to revisit some of the issues that we have noticed in the past year and would suggest that if anyone is not aware of the relevant covenants all you need to do is contact a member of the Development Control Committee or a member of the Board and they will be pleased to get you a copy.  Or Click Here

 

Mailboxes

We have once again noticed that several of the mailboxes and mailbox posts are in poor condition and need to be replaced.  Some are rusted, some do not show or exhibit the house numbers and the posts or platforms they are mounted on are deteriorating.  Terry Hunter who lives right here in the village has replaced many and you may contact Terry at 317-574-1650 or visit the link below to obtain the required information for replacement or repairs.  We would suggest as Spring approaches that you take the time to inspect your mailbox and make the required replacement or repair if needed.  More...

 

Crime Watch

Additionally we have been made aware that the burglary rate in our community has increased.  We are in the process of working with the Carmel Police Department in developing a crime-watch program in the Village.  One thing that is important, of which we are all aware, is that light deters that sort of activity.  More...

 

Exterior Lighting

Our covenants call for our yard lights and garage lanterns to be lit from dusk until dawn, this since we do not have street lights.  It is important that we make sure that the bulbs are replaced on a timely basis when they burn out.  This not only deters crime but also provides a standardized look to our neighborhood. Many power efficient bulbs are now available at Ace Hardware, Lowes, Menards, etc. and last for long periods.  Be sure these are maintained for all our neighborhood’s safety.  Also, if you are wintering elsewhere, be sure that the person taking care of your property replaces bulbs as needed.  If you need replacement exterior fixtures please contact Frank Smith, our President (317-848-7580) and he will be pleased to arrange for you to obtain the approved fixtures at a discount through our Association.  Our covenants do require certain standard fixtures.  More...

 

Satellite Dishes

Another issue has recently been discussed regarding satellite dish installations.  Obviously none of us wish to see the dishes hung near or on the front of the house or in view of neighbors. Yes satellite dishes are allowed by law but the location should be negotiated to avoid a visual distraction to neighboring homeowners as well as to preserve desirable curb appeal.  Usually satellite installers will try to place them at the easiest place for them to install.  We have found in recent months that they will install the dish out of view and still be able to obtain excellent signal.  If you are going to install a satellite dish please contact our Development Control Committee chairman Roland Mross (317-816-0636) prior to the installation and he will be pleased to assist with interpretations of our covenants.

 

Grandfathered Issues

We should also mention that if anyone has a change occurring in any outside item or

appurtenance to your home, which may have been previously grandfathered before a change in the covenants, that if an alteration or change to that item occurs, it is no longer grandfathered.  Therefore, it is subject to the current covenants and restrictions and requires approval of the Development Control Committee.  More...

 

Our covenants are designed to help protect all of our homes and neighborhood values and the upkeep of our homes will ensure that as our development ages we continue to have a desirable neighborhood that is safe, attractive and a valued place to own a home.
